Condo Restoration Toronto

Complete restoration for condominium suites and high-rise buildings across Toronto and the GTA, from emergency damage to full interior and exterior rebuilds, under one project team.

Last updated

Condo restoration in Toronto is the repair and rebuilding of condominium suites, shared areas, balconies and building envelopes after damage or ageing. CondoWorks handles water, fire and mold losses, balcony and exterior programs, and suite renovations for condo owners, boards and property managers across the GTA.

Condo restoration is not residential renovation with a bigger budget. A high-rise adds shared risers, elevators with booking windows, neighbours on every side, a condominium corporation with its own rules, and an insurance structure split between the building and the unit owner. A restoration contractor who ignores those constraints creates new problems while fixing the old one.

CondoWorks works only in that environment. We restore suites, common areas, balconies and building envelopes in Toronto and the GTA, and we plan each project around the building: loading dock access, noise hours, protection of finished corridors, and written coordination with the property manager before the first crew arrives.

The result is a single point of responsibility for the whole job. Whether the cause is a pipe failure on the 22nd floor, a fire in a neighbouring unit, ageing balconies or a reserve-fund-driven exterior program, the same team assesses, mitigates, repairs and documents the work.

What does condo restoration in Toronto include?

  • Emergency mitigation: water extraction, structural drying, smoke and soot removal, board-up and containment
  • Demolition and hazardous material handling, including mold and asbestos-containing material protocols
  • Drywall, insulation, flooring, millwork, painting and finish carpentry to match the existing unit
  • Plumbing, electrical and HVAC coordination through licensed trades
  • Balcony and exterior restoration for the building or the individual unit
  • Photo and moisture documentation prepared for insurers, adjusters and condo boards

Where condo restoration projects start

Sudden damage

A leak, flood, fire or sewage backup in a suite, often affecting units above and below. Speed and containment decide the final cost.

Planned building programs

Balcony, façade, parking garage and common-area restoration scheduled from the reserve fund study and engineering reports.

Insurance rebuilds

Claim-driven restoration where scope, photos and itemized cost need to satisfy both the corporation's and the owner's insurer.

How condo restoration works, step by step

  1. Assess

Site visit, moisture mapping and photo documentation. We identify the source, the affected units and the building systems involved.
  2. Coordinate

Written plan shared with the property manager: access, elevator booking, work hours, protection and notice to neighbours.
  3. Mitigate

Stop further damage first: extraction, drying, containment, contents protection and any required hazardous material work.
  4. Restore

Rebuild to the pre-loss condition or to an agreed upgrade, using licensed trades where the work requires them.
  5. Document and close

Final walkthrough, drying logs, photo record and invoice package for the insurer and the corporation.
Who pays? In an Ontario condominium, the corporation's declaration and by-laws decide which party repairs which part of a unit, and the corporation's and owner's insurance policies respond differently. We document the loss in a way that works for both and leave the coverage decision to the insurers.

Why condo restoration is different from house restoration

In a detached house, one owner controls the building, the insurance policy and the schedule. In a condominium, control is divided. The corporation owns and maintains the common elements: structure, risers, the building envelope, corridors and usually the balconies. The unit owner is responsible for what is inside the unit, to the extent the declaration says so. A single event, such as a pipe failure behind a bathroom wall, can touch all of those layers at once.

That division shows up in practical ways. A contractor cannot simply start demolition: the property manager has to approve access, book the freight elevator and confirm that the shut-off to a riser has been arranged. Water that came from a common-element line may be the corporation's responsibility to repair, while the damaged finishes inside the unit may fall to the owner and their insurer. Our job is to keep the physical work moving while those questions are sorted out, and to record the loss so nobody has to guess later.

Shared walls and slabs also change the risk profile. Moisture that is left in a wall cavity does not stay in one apartment, and odour or smoke travels through ventilation shafts. A restoration team that treats the suite as an isolated box will miss damage in the units above, below and beside it. We assess outward from the source until we find the edge of the damage.

What affects the cost and timeline of a condo restoration

No honest contractor can quote a condo restoration over the phone, because the same visible damage can have very different causes. We give written estimates after a site assessment. These are the factors that move the number and the schedule the most:

  • Source and category of damage. Clean water from a supply line dries faster and costs less to rebuild than contaminated water, smoke damage or mold.
  • Number of units affected. Each additional suite brings its own access arrangement, owner, insurer and rebuild scope.
  • Materials involved. Hardwood, stone, custom millwork and built-in cabinetry take longer to dry, replace or match than standard drywall and laminate.
  • Building constraints. Limited elevator windows, long carry distances from the loading dock and restricted work hours add labour time.
  • Hazardous material testing. Older buildings may need asbestos or lead testing before demolition, which adds days before work begins.
  • Approvals and lead times. Insurer authorization, alteration approvals and special-order materials often set the pace of reconstruction more than the work itself.

As a rule of thumb, emergency mitigation takes days, drying takes days to a couple of weeks, and reconstruction takes anywhere from a couple of weeks for a single room to several months for a multi-unit loss or a full suite rebuild. We give you a phased schedule so you can see which dates depend on us and which depend on approvals.

Building rules and approvals we plan around

Every condominium has its own contractor rules, and they are usually stricter than owners expect. Before we mobilize, we ask the property manager for the building's requirements and build them into the plan. The items that come up most often are:

  • Certificates of insurance naming the corporation, and proof of WSIB clearance for the contractor.
  • Elevator padding, booking windows and refundable damage deposits.
  • Permitted work hours, with noisy work such as demolition and grinding limited to set times on weekdays.
  • Rules for shutting off water, fire alarm zones and sprinkler lines, which usually need building staff or a fire-safety contractor.
  • Waste removal procedures, including where bins may be placed and how debris travels to the dock.
  • Notice to neighbours before noisy or disruptive work.

Where permits are required, for example for structural changes or significant plumbing and electrical work, we coordinate with the licensed trades who pull them. For work that touches the building envelope, an engineer's input may be required by the corporation. We bring these requirements forward at the start so approvals run in parallel with mitigation instead of holding up the rebuild.

Mistakes that make condo losses more expensive

Most of the cost surprises we see were created in the first 48 hours. The common ones are easy to avoid once you know them:

  • Waiting to report. Delay lets moisture spread into the units below and gives mold time to establish. Report to property management right away.
  • Treating drying as finished when surfaces feel dry. Wall cavities, insulation and subfloors can hold moisture for days after the surface looks fine.
  • Starting repairs before the cause is fixed. New drywall over a leaking line only repeats the loss.
  • Discarding damaged items without photos. Insurers need evidence of what was affected.
  • Hiring separate companies for mitigation and rebuild without a handoff. Gaps in responsibility are where disputes about cause, scope and warranty begin.
  • Ignoring the neighbours. Damage that reaches another suite is easier to resolve when the units are assessed together.

If you are unsure what to do first, call us. We can talk you through safe steps, such as isolating the water supply and protecting belongings, while a crew is dispatched.

How water, smoke and odour travel through a tower

High-rise buildings are built from repeated floors stacked on a structural frame, connected by vertical shafts for plumbing, electrical, ventilation, garbage and elevators. These pathways are what make tower losses unusual. A leak from a supply line on a mid-level floor can run along the slab, drip through a floor penetration into the unit below, and continue down through the same penetration on every floor beneath it. Fire and smoke follow the same logic through exhaust ducts and corridor pressurization systems.

In practice this means the damaged area is rarely where the stain first appears. We begin at the visible damage and work outward and downward, checking ceilings, wall bases, door frames and electrical boxes with moisture meters and thermal cameras. We open walls at the points where readings suggest water has collected and not elsewhere, which limits demolition to what the evidence supports.

Air movement matters just as much. Smoke and mold odours move with the building's stack effect and mechanical ventilation. We plan containment and air scrubbing to keep contamination from migrating while the work is under way.

Logistics that decide the schedule in a tower

A high-rise job is won or lost at the loading dock. Materials, equipment and waste all have to move vertically through a freight elevator that every resident and contractor shares. We handle that in several ways:

  • Elevator booking. We reserve windows in advance and size deliveries to match the cab, dividing long items where needed.
  • Staging. Materials are staged in the unit or a designated area to avoid repeated trips during restricted times.
  • Waste handling. Debris is bagged, sealed and removed on a set schedule, with floors and cab protected on each trip.
  • Hoisting and exterior access. For large items or exterior work, we coordinate hoists, swing stages or crane access with building management and the city where required.
  • Parking and dock access. We arrange vehicle access, loading dock hours and visitor parking in advance.

Good logistics are not glamorous, but they prevent the delays and complaints that make a restoration project stressful for the corporation and the residents who share the building.

Building systems that must be coordinated

High-rise units are connected to systems that individual owners do not control. Before demolition we confirm what is live, what can be isolated and who is authorized to do it:

  • Domestic water risers. Isolation valves may serve several units. Shutting them off requires notice to residents and building staff.
  • Sprinkler and fire alarm systems. Work near heads and detectors must not trigger false alarms or leave a zone impaired without fire-safety coordination.
  • Heating and cooling. Fan coil units, heat pumps and hydronic lines can leak or hold water and need inspection after a loss.
  • Electrical. Wet panels and outlets are made safe by a licensed electrician before drying equipment is powered.
  • Exhaust and ventilation. Kitchen and bathroom exhaust shafts can spread odour and dust and need to be sealed or filtered.

Our project lead keeps a running list of these items with the property manager so nothing is switched off, or left on, by mistake.

Managing multi-unit losses and neighbours

When damage crosses unit boundaries, each suite becomes a separate project with its own owner, insurer and access rules. We keep the technical work coordinated by treating the affected stack as one dry-down and one schedule, while documenting each unit separately for its own claim.

We also keep communication simple. Affected owners receive a clear explanation of what happened in their unit, what work is planned, and how long it will take. Where the corporation sends a notice, we provide the technical wording. Disputes about responsibility between neighbours and the corporation are not ours to resolve, but accurate records of the source, the path of the water and the timeline make them easier to settle.

Finally, we protect common areas as if they were our own client's space. Elevators, corridors and lobbies are covered, cleaned daily and returned in the condition we found them.

Safety, inspections and quality control in a tower

Quality in a tower is verified, not assumed. We take baseline and final moisture readings in every affected material and give them to the property manager. Floors and elevators are photographed before work and after clean-up, so any claim of damage can be resolved with evidence. Electrical and plumbing work is performed by licensed trades and inspected where required. For work at height or involving fall protection, crews follow site-specific plans and use trained personnel. Waste is sorted, bagged and removed by a documented route. At the end, the project lead walks the unit and affected common areas with management and signs off on a deficiency list, so nothing remains open without a date.

These controls take time, but they are what separate a controlled project from a series of surprises, and they are the reason buildings that use the same contractor repeatedly find work goes more smoothly each time.

Condo restoration in Toronto: frequently asked questions

It covers mitigation after damage (water, fire, mold, sewage), rebuilding of finishes and systems, and planned building work such as balconies, exteriors and common areas. We scope each project to the cause and the building rules.

Yes. Most of our work is coordinated through the property manager, with written access plans, insurance certificates on request and clear communication to affected owners. See our page for property managers.

Yes. Where damage spreads, we rebuild the full suite so finishes match, and we coordinate neighbouring units affected by the same loss.

Emergency mitigation can start the same day through our 24/7 line. Planned work is scheduled after the assessment, building approvals and material lead times.

If water, smoke, sewage or mold is involved, or if more than one room or unit may be affected, it is a restoration job. A single cosmetic repair on a dry, undamaged surface is a repair. A site assessment answers the question.

Sometimes. Small, contained jobs can be done with you in the unit. Larger losses involving mold, sewage, smoke or demolition across several rooms generally require you to be out for health and safety reasons. We tell you which applies after the assessment.

Yes. You receive a written scope and estimate after assessment, and any change in scope during the work is documented before it proceeds.

Yes, with separate access agreements and a combined schedule, so the units above and below can be dried and rebuilt together rather than one after another.

Often yes, because of elevator logistics, restricted hours, multiple affected units and building approvals. Mitigation still starts immediately; it is the coordination that adds time.

Yes. Height changes logistics rather than capability. We plan access, materials movement and wind exposure for exterior or balcony-related work.
