About us: CondoWorks is a Toronto condo restoration contractor that works only on condominiums and apartment towers, from emergency response to balcony, exterior and suite restoration across the GTA.
Restoration built for condominiums
CondoWorks exists for one kind of building: the condominium and the apartment tower. Restoring them is different from renovating a house. Work happens in a shared structure, governed by a corporation, with neighbours above, below and beside, and insurance split between the building and the owner.
We organized the company around that reality. Our crews, equipment, scheduling and paperwork are set up for freight elevators, restricted hours, protected corridors and boards that need clear options and clean documentation.
What we do
We cover the full range of condo restoration: emergency response, water, fire and mold restoration, balcony restoration, exterior restoration, common-area refurbishment and suite renovation.
How we work
- We plan around the building's contractor rules before we start.
- We document each project with photos, readings and itemized scopes.
- We tell you what we find, including when the answer is a smaller job than expected.
- We use licensed trades where the work requires them.
Who CondoWorks works for
- Condominium corporations and boards planning balcony, exterior, garage and common-area programs, or responding to a loss in a shared element.
- Property managers who need fast response, building-aware crews and a clean paperwork trail. See restoration for property managers.
- Unit owners repairing and rebuilding a suite after water, fire, sewage or mold damage.
- Owners of older apartment buildings who need ageing balconies, façades and parking structures restored and modernized.
How a CondoWorks project runs
Every project follows the same five stages, whatever its size, so owners and managers always know what comes next.
Assess
A site visit with moisture mapping, photos and a note of every unit and system involved.Coordinate
A written plan shared with the property manager that covers access, elevator booking, work hours and protection of shared areas.Mitigate
Stop the damage first: contain, extract, dry or make safe, depending on the cause.Restore
Rebuild or upgrade to the agreed scope, with licensed trades where the work requires them.Document
A closing file with photos, readings and itemized invoices that insurers and boards can follow.
Why we work only on condominiums
A house has one owner, one insurance policy and one set of decisions. A condominium has a corporation, neighbours on every side, shared risers and a declaration that decides who repairs what. Restoration that ignores those facts causes new problems while fixing the old one. By limiting ourselves to condominiums and apartment buildings, we can build our crews, equipment, scheduling and paperwork around the realities of shared buildings.
How we communicate
- You get a named project lead who stays with the job from assessment to final walkthrough.
- You receive a written scope and price before major work starts, and any change is documented first.
- During mitigation, you get progress updates with photos and moisture readings.
- At closeout, you get a complete file for the corporation and your insurer.
