Condo restoration in North York is the repair and rebuilding of condominium suites, shared areas, balconies and building envelopes in buildings around Yonge and Sheppard, Yonge and Finch and Willowdale. CondoWorks handles emergency water, fire and mold losses and planned balcony, exterior and suite work for North York owners, boards and property managers.
North York combines a dense subway-corridor condominium district along Yonge Street with a large stock of mid-century apartment towers. Both generations need work: newer buildings need water, fire and mold response, while older towers need balcony, exterior and common-area restoration.
We serve condo corporations, rental building owners and unit owners across North York, from emergency mitigation to planned balcony and façade programs.

Common condo restoration projects in North York
North York has two very different building stocks. Along the Yonge Street corridor, newer high-rise condominiums share risers, garages and amenity floors, so most calls involve water: a failed fitting, an appliance flood or a leak from a unit above. Away from the corridor, many mid-century apartment towers have balconies, façades and parking structures that are due for planned restoration.
That split means we run two kinds of projects in North York: fast emergency response in the newer towers and phased programs in the older ones, often scoped from an engineer's report and the corporation's reserve fund study.
Working with North York condominium corporations and landlords
North York buildings are owned and managed in several ways: condominium corporations, rental owners and co-operatives. Each has its own approval process, so we ask early who authorizes work, who pays and what documents are needed. For condominiums, that usually means a property manager, a board and the owner's insurer. For rental buildings it often means a landlord's representative and a different insurer.
Knowing the structure up front lets us send the right estimate to the right party and keep emergency work moving while approvals catch up.
Planning a project in a North York building
Begin by confirming who authorizes and pays: a condominium board, a landlord or a co-operative each approve work differently. For Yonge corridor towers, plan for shared risers and ask management which suites sit above and below the affected unit. For mid-century towers, gather the reserve fund study and any engineer's report so balcony, façade and garage work can be phased across budget years instead of landing all at once.
